Late last month, Red Bell Partners, a 30-year-old Orlando-based real estate company, paid $4.6 million for this property and the adjacent building at 1269 King Street from the estate of Leighton Adair Butts, according to Jacksonville Daily Record. Tenants in the building include One Bar & Lounge, Keg & Coin, Glenn Certain Floral Design Studio, and two empty units. While most of these will stay, One Bar & Lounge owner Joe Gjergji tells What Now Jacksonville they were bought out and have decided to relocate elsewhere.

While Gjergji declined to add any additional comments about where he’s looking or how soon he can expect to relocate, he tells the publication he hopes to have a better idea next month. One Bar & Lounge must be out of the property at the corner of Park and King Streets by mid-May, according to Matthew Clark, senior director at Colliers International Jacksonville, who brokered the deal. Before One Bar & Lounge found its home at this location in 2020, it was a Two Dudes Seafood restaurant, which replaced an Il Desco Italian restaurant, Pele’s Wood Fire Grill, and a drugstore.

Although Red Bell Partners only bought the property recently, the space is already being developed for future tenants. One available property is a 1,963 square-foot space next to One Bar & Lounge, the former home of Southern Roots Filling Station at 1275 King St. BOTE, a recreational outdoor outfitter specializing in standup paddleboards, will move into the space, according to a Collier’s brochure. The 3,890-square-foot retailer will sit next to the florist on Park Street.
